Out with the old, in with the new. What's up with all the long standing restaurants closing?

It started a couple of years ago when my neighbor's restaurant "Enrique's" closed on the boulevard. "Hungry Hunter" followed soon after. Who didn't like to go downstairs to the bar and have dinner next to the fireplace and listen to some live music? Then "Black Angus" by The Oaks closed. Many more have followed in closing their doors, due to mostly the awful economy. The biggest disappointment to me was "Jacks Deli" in Westlake closing. Not so much for the food but the great atmosphere at the bar on the weekends. Fortunately everyone's favorite barmaid-Holly, landed at "The Crown And Anchor" and has brought in a lot of business to that establishment. Chuy's in Agoura and Thousand Oaks also shut down recently to many locals disappointment. The latest news is "Fridays" in the Janns Mall will close soon also. If all these long standing restaurants couldn't make it how will all these new places like "Tipsy Goat" make it. Their lease is incredibly high. How many pints of beer can they realistically sell in a month? Hooters? Do I need to even go there?
